Signs your roof may need replacing
What to look for from the ground and in the attic, and when to call a roofer for an inspection.

Start with the roof's age
Your home records, previous owner or a past inspection report may tell you when the roof was installed. Expected lifespan depends on the material and your climate, so ask a roofer what is typical where you live.
What you can check from the ground
- Shingles that are curling, cracked or missing.
- Bare patches where granules have worn away, or lots of granules in the gutters.
- A roofline that sags or dips.
- Damaged flashing around chimneys, vents or skylights.
What you can check in the attic
- Daylight showing through roof boards.
- Water stains, damp insulation or a musty smell.
- Dark streaks or soft spots on the underside of the roof deck.
Do not climb onto the roof yourself. A roofer can inspect it safely and tell you whether a repair is enough or a replacement makes more sense.
Repair or replace
A small leak or a few missing shingles can often be repaired. Widespread wear, repeated leaks or damage to the deck underneath usually point to replacement. Get the roofer's recommendation in writing, with photos.
How to compare quotes
Ask each roofer what the quote includes: tear-off of the old roof, underlayment, flashing, ventilation, disposal and permits. Check licensing and insurance, and read the warranty for both materials and workmanship.
